Builder-grade gutters on big new roofs

The homes in Town Center, Foxmoor, Washington Town Center and the developments along Route 33, Robbinsville-Edinburg Road and Meadowbrook Road were built between the late 1990s and the 2010s. They are large: two-story colonials and three-story townhomes with complex rooflines, multiple valleys and long uninterrupted eaves. The original gutters are typically 5-inch .027 aluminum with 2×3 downspouts spaced as far apart as the builder could get away with.

A roof valley that collects two roof planes and dumps them into a 5-inch gutter at one corner will overflow there in any hard rain, no matter how clean the gutter is. A guard will not fix that. What will is a 6-inch gutter at that run, a 3×4 downspout close to the valley, and sometimes a splash guard on the inside corner. We see the same three or four roof designs repeatedly in Robbinsville and know exactly where each one fails.

Robbinsville’s developments were planted with fast-growing ornamentals (red maples, Bradford pears, river birches) that are now twenty years old and finally tall enough to shed into gutters. HOA notes
